Rotten Fascias? uPVC Fascias and Soffits in Glasgow

Fascias and soffits are easy to forget until they start to fail. Then you notice flaking paint, a sagging gutter, or water running down the wall every time it rains. If you are looking at fascias and soffits in Glasgow, this guide explains what they do, the signs that old timber boards have reached the end, and what a proper replacement with uPVC fascias, soffits and gutters involves.

Ross Clark Roofing has more than 25 years’ experience, with offices in Glasgow and Ayr. We replace rooflines on bungalows, semis, terraces and villas across the city, and every job is done by our own trained staff, never subcontracted. You can read more about our work in the city on our Glasgow roofing page.

What fascias and soffits actually do

Together, the fascias, soffits and gutters are known as the roofline. They do more than finish off the edge of the roof:

  • Fascias are the boards fixed along the ends of the rafters at the eaves. They carry the gutters and support the bottom row of slates or tiles.
  • Soffits close the gap underneath, between the fascia and the wall. They keep out birds, wasps and wind-driven rain, and many include vents that let air into the roof space.
  • Gutters and downpipes are fixed to the fascias and carry rainwater away from the walls and foundations.

When one part fails, the others suffer. A rotten fascia cannot hold a gutter straight, and an overflowing gutter soaks the fascia and soffit behind it. Glasgow’s long wet winters make that cycle faster.

Signs your fascias and soffits need replacing

You can check most of these from the garden or the street. Please do not climb a ladder to look, especially in wet or windy weather.

  • Paint flaking or peeling off timber boards, even after recent repainting
  • Soft, swollen or split wood, or boards that have dropped away from the wall
  • Gutters sagging, leaning forward or dripping at the joints
  • Damp patches or green staining on the wall below the eaves
  • Gaps or holes in the soffit, or birds and wasps nesting in the eaves
  • Damp or mould in the loft near the eaves, which can point to poor ventilation

Older timber rooflines often hide more rot than you can see from the ground, so if two or three of these signs apply, it is worth having the whole roofline looked at rather than patching one board.

uPVC fascias and soffits in Glasgow: what a proper replacement involves

Some installers simply fix thin uPVC boards over the top of the old timber, known as capping over. It looks fine on the day, but it traps any rot underneath and leaves the real problem in place. We recommend a full replacement, which usually covers:

  1. Safe access with scaffolding or a tower, so the work is done properly along the whole roof edge.
  2. Removing the old boards and gutters and checking the rafter ends behind them. Any rotten timber is repaired before anything new goes on.
  3. Fixing new uPVC fascias, full-thickness boards that are fixed straight to the rafters.
  4. Fitting ventilated soffits and, where needed, eaves protection so the roof space can breathe and water runs cleanly into the gutter.
  5. New gutters and downpipes, sized for heavy rain and fitted to the right fall so they drain properly.

Because the scaffold is already up, it is also a good time to have us look at the bottom courses of slates or tiles, the ridge and any lead at the eaves. If the loft has suffered from condensation, our guide to roof ventilation explains why vented soffits matter. Bats sometimes roost behind fascias and soffits, and they are legally protected, so if you have seen them, mention it when you call. The Bat Conservation Trust has more information.

White, black or anthracite: choosing your roofline

uPVC does not need painting and will not rot, which is why it has replaced timber on most homes. White is still common, but many Glasgow homeowners now choose black or anthracite grey, which sits well with slate, dark tiles and modern windows.

Frequently asked questions

Can you replace fascias without replacing the gutters?
Sometimes, but the gutters have to come off to replace the fascias, and old gutters rarely go back up as well as they came down. Most homeowners replace both at the same time.

Can fascias and soffits be replaced in winter?
Yes. Roofline work can go ahead through most of the winter on dry days, and the house stays watertight throughout because the roof itself is not opened up.

Do uPVC fascias need any maintenance?
Very little. They do not need painting, and a wipe down now and then keeps them looking clean. Keeping the gutters clear is the main job.
